IMPACT OF HOUSING CONDITION ON RENTAL VALUES OF OFF CAMPUS STUDENTS ACCOMMODATION IN AKUO, KWARA STATE POLYTECHNIC NIGERIA

Accommodation for students is one among the most important issues facing educational institutions around the entire globe. Numerous governments in poor nations cannot to provide adequate accommodations for students who have been accepted to enroll in various degrees at colleges and universities. Other institutional players must therefore assist the authorities in its endeavors, whether through collaboration with the authorities or simply by offering off-campus private accommodation for students from tertiary institutions. In this investigation, the rental values of outside of campus student accommodation in Kwara State Polytechnic, Akuo, Nigeria. were examined in relation to housing situations. The research tool was a questionnaire. In Akuo, 346 questionnaires were distributed to Kwara State Polytechnic students, with 309 potentially recovered. In the study, simple random sampling was performed. The survey discovered that residence conditions in the study area are generally satisfactory, with room size, bathroom facilities, door, window, and ceiling all playing a significant role in the overall state of student accommodation. A self-contained apartment is the most expensive rental unit, followed by a tenement home and a one-bedroom flat. With a value of 0.001 (0.05), the study shows a substantial correlation between home quality and rent price, with a standardized beta value of.253***. The results of the study on how housing condition affects student apartment rental values indicate a strong correlation between the two. According to the R value of.253, the condition of a home influences rental value by about 25.3%, with other factors accounting for the remaining 74.7%. The study recommends adding more amenities to boost the rental price of residences in the study area. Tenement structures and standalone homes should be built more frequently because they fetch greater rents
