RESIDENTS SOCIO-ECONOMIC CHARACTERISTICS, A FACTOR OF BUILDING USE CONVERSION IN IBADAN MUNICIPALITY, NIGERIA

This paper assessed socio-economic characteristics as a major factor of building use conversion in the city of Ibadan, Nigeria. A multi-stage sampling technique was employed for the study. First step was the identification of the existing categories of roads in the study area (trunk A, B and C). Next was the purposive selection of three roads in each of the identified roads categories. This resulted to a total number of nine roads selected for the study. Five percent of the buildings along the selected roads (left and right) were systematically sampled, resulting in the selection of 243 residents for questionnaire administration. The data collected were analyzed using descriptive statistical techniques (frequency and percentages) and inferential statistical techniques (factor analysis). Findings revealed that social factor was not a prominent factor influencing building use conversion in the city of Ibadan, but economic factor does. This shows that most of the conversions done in the study area were carried out for economic purpose. It was also revealed that the residents were more of young adults and traders. The study concluded that socio-economic characteristics and building use conversion are inter-woven. Any actions on building use conversion will directly have impacts on the socio-economic characteristics of the residents and vis-à-vis
